OUTRAGED Gwendraeth Valley residents have reacted angrily to two planning applications for a total of 34 houses to be built on a site in Llannon.

Carmarthenshire Council's planning committee will decide the outcome of the pleas for consent, one for 12 houses and one for 22 on land adjoining Fountain Road in the village, at a meeting tomorrow.

But livid villagers and community councillors have warned that the structure is not in place to cater for another 34 homes.

"The local school is over-subscribed and further development would make this worse," said Llannon community councillors.

"The school extension is proposed to satisfy current need not accommodate more housing."

In letters of objection to the council, concerns voiced included over-development of the village, no need for further housing and the human rights of existing residents need to be considered.

Attempting to allay these fears, planning officer Gary Glenister said: "In terms of road infrastructure, Fountain Road is a well-used highway and acts as a link to the M4 via Hendy.

"Objectors state this is dangerous already by virtue of the levels and speeds of vehicles.

"The head of transport has been consulted on the application and has no objection subject to imposition of appropriate conditions."

Mr Glenister also said that a £20,000 sum had been negotiated for equipment and improvements to the school while also dismissing over-development fears by saying it was not a matter for council.

"The demand or otherwise of additional housing in the village is a matter of judgement for the developers.

He added: "If there is no demand for houses they will not be built as the developer will not be able to sell them."

Recommending approval, Mr Glenister said: "In the light of representation received to date, it is considered that the site is within development limits, allocated for housing and the proposal is unlikely to have adverse effects on the character and amenity of the village."
