A PLANNING application for a single house in a Towy Valley village been met with dismay by the local community council.
L M Harley, of Golwg y Coed, Rhiandirmwyn, has applied for permission to build the dwelling at land adjacent to Swn yr Afon in the village.
But these plans have been objected to by Llanfair-ar-y-Bryn Community Council which insists the building is too big and that the movement of the sewer line will result in a proposal that will have too many turns in it.
They also voice concern over the fact that the materials proposed do not match local materials and that the application site does not fall within the development limits of the Carmarthenshire Unitary Development Plan.
Neighbours had also submitted objections, but after alterations were made to the proposal, only one letter was received claiming that a bungalow would be more appropriate and trees will be felled.
Allaying both the neighbour's fears and those of the community council, planning officer Kevin Phillips insisted the council were satisfied with the application.
Speaking about the size of the house, he said: "There are two large storey dwellings in the locality and this site is at a lower level.
"The diversion works for the sewer, to enable the development of the dwelling, will need the permission of Dwr Cymru before progressing.
"This is not considered to be a material planning reason for the refusal of the proposal."
Mr Phillips, who recommends approval, added that the materials were acceptable for the location and that, under a tree preservation report, no trees would be felled'.
County planners will make a decision at a planning meeting tomorrow (Thursday).
